Director of Property Management
We are a growing, entrepreneurial company that manages single family, multifamily and commercial properties in Guam.
Position Profile
The Director of Property Management, based in Guam is a newly created position that reports directly to one of the owners of the company. The Director of Property Management will be responsible for overseeing and directing all property management operations; preparing and implementing management plans for revenue enhancement and cost controls; upholding quality standards; and standardizing best practices across the businesses.
- Oversee and direct day-to-day property operations across the portfolio, including direct management of functional line managers (leasing, resident services, maintenance)
- Maximize income and control costs for each property region with emphasis on Guam operations given unique "scattered site" portfolio and the area of the most recent fastest growth
- Responsible for monthly review of financial reporting and budget variance analysis
- Design and implement competitive and effective incentive compensation programs across staff fuctions
- Oversee annual budgeting process with property managers and owners
- Oversee, develop and implement marketing/advertising plans across markets
- Perform regular site visits to insure smooth functioning and organization of site offices; perform physical inspections of properties
- Monitor AR and AP functions at property offices
- Work with corporate office to ensure that risk management practices are implemented and followed
- Ensure that preventative maintenance is conducted at properties by working with managers
- Monitor internal processes of inventory control and purchasing
- Work with property managers to recruit, retain and develop staff at all levels
- Evaluate direct reports on annual basis, or as needed
- Responsible for property contracts
Candidate Profile
The ideal candidate will have excellent operations skills and 5+ years of single and multifamily property experience. Must be able think entrepreneurially and operate independently as well as follow direction from owners. Must enjoy a dynamic and challenging environment; and want to contribute to (and help to build) a fast growing owner/operator company.
Compensation:
The compensation plan for this individual will be commensurate with the skills required of the positions.
