How much does it cost to have my house professionally managed on a monthly basis and is there a leasing fee for a new tenant?

Payment of Fees and Charges: Due to different Investors in the market, our management plans are flexible to accommodate the most detailed investor. You will want to call us to learn more about our plans; however we do have a plan where the monthly management fees are as low as $100 as a minimum or 10.0% of the monthly rent, whichever is greater, per Property managed by Real Estate Agent.

Leasing Fee: Depending on which plan you choose, we also have a plan where the Leasing Fee is equal to one month's rent. The leasing fee pays the real estate commission which is accompanied by putting your property on the MLS.

Do I need to worry about bad tenant's damaging my property?
This is the biggest fear in having a renter! Copious Property Management puts all applicants through an extensive credit check, background check, and employment check and past landlord verification. If something looks 'fishy' were going to check into! It is important to know that if we put the best-qualified tenant into the property it will definitely minimize the chances of having the property returned in poor condition. We also have found through our years of experience that a person with good credit will apply that type of responsibility to other areas of their life hence, less chance of them damaging your property.

How do I get paid and when?
Copious Property Management receives the rent from the tenant, pays any bills including the management fee for that particular month, and then disperses the owner a check around the seventh (7th) of each month unless it falls on a weekend. As investors ourselves, we realize that the owner wants their money as quickly as possible. Therefore, unlike our competitors, we send your money directly to you on the seventh (7th) of each month OR offer a special service to direct deposit into your local bank account through electronic direct deposit or Electronic fund Transfer.

Do I authorize the repairs prior to being done?
Yes. Depending on the cost of the repair and the emergency behind it, Copious Property Management per our contract will contact the owner for all repairs that may exceed $500 in cost. It has been our policy to contact the owner for all repairs and costs involved even if it is under the $500 cost; this reduces questions and problems that may arise. Important money saving tip: The owner or friend of the owner can be authorized to do the repairs on the property if desired.

Do I need to leave any money in my account as a reserve?
Yes. You will want to leave $500 in your Property Management account for general repairs while it is occupied. When your property is coming vacant, we request our owners to increase their reserve equal to $1200 or one month rent to cover normal turnover cost.

How long is the contract between myself and Copious Property Management and can I cancel at anytime?
The management contract is established for one year. Unless you cancel the agreement, we will send you a renewal letter which renews the contract automatically on an annual basis thereafter. If you should need to sell your investment property, we have terms that can allow the contract to be immediately canceled; you will want to talk to your Property Manager about those terms. Copious Property Management is interested in being your property manager for as long as you use your property as an investment tool. Therefore, we desire to produce the best service and care for your investment while under contract with us.

Do you allow pets?
Yes. We do allow pets at each owner’s discretion, however, Pit-Bulls, Dobermans and dogs that are normally a threat to humans are not accepted, but it is decided case by case.

Do you allow handicap people or people with disabilities?
Absolutely! We do follow all the Federal Fair Housing Rules and Regulations.

How much is the application fee and how long does it take to process?
The application fee is currently $50 and the application can be found within our website. The $50 cost covers the cost of one person or one husband & wife couple. Roommates are $50 for the first person and $25 for each person thereafter. The application fee is non-refundable. The process normally takes 24 to 48 hrs, but can take longer if employers or past landlords are not calling us back. Sometimes, it may be necessary for you to help us to contact difficult people to reach.

Who is responsible for yard work, pest control, air filters, light bulbs, etc?
The tenant is responsible for all of the above based on their lease agreement. Some owners elect to continue to have the yard maintained at their own expense or have a quarterly service to make sure it always stays in top condition. Our lease agreement has a nuisance clause that states that the tenant is responsible for any maintenance charge under $85.00 that they could have taken care of themselves.

How often is my home inspected?
We inspect the home one time a year at the request of the owner. This one time inspection is recommended to be done in the first four months of tenancy. The reason for this time frame is to make sure we have a caregiver residing in the home and no additional residents. Any additional walk through inspections will be done at the owners request at a fee of $50.00. Owners will often request a report prior to the renewal of the lease. Please note that during the course of the lease, maintenance and staff are often doing a drive-by or entering the property. We are required to give a 48-hour notice before entering the property. Owners are welcome to be present at any scheduled inspection.
